After working hard through the warmer months, your air conditioning deserves a little attention. Our air conditioning maintenance guide gives easy tips to keep your system working well.
Whether your system has been cooling a bedroom at home, keeping an office comfortable or supporting a busy commercial environment, the end of summer is a good opportunity to check that everything is clean, working properly and ready for the months ahead.
Modern air conditioning systems need relatively little day-to-day attention, but a few simple checks can help maintain performance, improve efficiency and reduce the likelihood of unexpected problems.
Your post-summer air conditioning maintenance guide
As the warmer weather begins to ease, it is worth checking:

If anything does not seem quite right, autumn is often a very good time to have it checked.
1. Clean or check your filters
Your air conditioning filters help prevent dust and airborne particles entering the system.
During periods of heavy summer use, they can accumulate more dust than you might expect. Dirty filters can restrict airflow and make the system work harder to achieve the temperature you have selected.
For many wall-mounted systems, the reusable filters can be carefully removed and cleaned by the user.
Always follow the manufacturer’s instructions for your particular unit. In most cases, filters can be gently vacuumed or washed with lukewarm water before being allowed to dry completely and refitted.
If you are unsure how to access the filters, or your system has specialist filtration, speak to us before removing anything.
A useful rule: if airflow seems weaker than it was at the start of summer, checking the filters is a sensible first step.
2. Pay attention to airflow
Your system should deliver a good, consistent flow of conditioned air.
If you notice that airflow has become noticeably weaker, uneven or intermittent, there could be several possible causes.
A dirty filter is one of the simplest explanations, but restricted airflow can also be caused by issues elsewhere within the system.
Do not ignore a noticeable reduction in performance.
A system that has to work harder to achieve the same result may consume more energy and, in some cases, an early investigation can prevent a minor problem developing into a more expensive repair.
3. Don’t ignore unusual smells
Air conditioning should not normally produce strong or unpleasant smells.
If you notice a musty smell when you switch the system on, it may indicate that moisture, dirt or microbial growth has accumulated within part of the indoor unit.
Other unusual smells may indicate a problem requiring professional attention.
Cleaning the accessible filters can help with some minor issues, but if a smell persists, we recommend having the system inspected rather than simply masking it with air fresheners or fragrances.
4. Listen for changes
You know what your air conditioning normally sounds like.
If it suddenly develops a rattling, buzzing, clicking or grinding noise that wasn’t there previously, it is worth investigating.
Some sounds may have a very simple explanation. However, changes in noise can sometimes indicate loose components, fan issues or other mechanical problems.
Switching the system off and arranging an inspection is preferable to continuing to run equipment that sounds significantly different from normal.
5. Look for water or excessive condensation
Air conditioning systems naturally produce condensation as part of the cooling process.
That moisture should be safely removed through the system’s drainage arrangements.
Water dripping from the indoor unit, damp patches nearby or recurring leaks are not something you should simply accept as normal.
Possible causes can include drainage issues, blockages or problems elsewhere within the system.
If you see water where it shouldn’t be, it is best to have the cause identified.
6. Check around the outdoor unit
The outdoor section of your system also needs space to operate effectively.
Over the summer, vegetation may have grown around it and leaves, dirt or other debris can begin to collect nearby as we move into autumn.
You do not need to dismantle or clean internal components yourself.
Simply check that the area around the unit remains clear and that airflow is not obstructed by plants, stored items or accumulated debris.
If the outdoor unit is difficult or unsafe to access, leave it to an engineer.
7. Test your heating mode
Many modern air conditioning systems provide both cooling and highly efficient heating.
Customers sometimes forget about this until the first genuinely cold day of the year.
Autumn is the ideal time to test it.
Select HEAT mode on your controller and choose a temperature above the current room temperature.
Remember that there can be a short delay before warm air begins to flow. This is normal with many systems.
Testing the heating function now means that if there is a problem, you can have it investigated before you actually rely on the system.
8. Think about how you’re using the system
The end of summer is also a good time to consider whether you have been using your air conditioning as efficiently as possible.
Setting the thermostat extremely low does not usually cool the room more quickly. It simply tells the system to continue working until that lower temperature is reached.
For most homes and workplaces, maintaining a comfortable and sensible temperature is likely to be more efficient than continually switching between extreme settings.
Using timers, schedules and Wi-Fi controls where available can also help you avoid running the system unnecessarily.
9. Check whether your system is due a service
Even if your air conditioning appears to be working perfectly, regular professional maintenance is worthwhile.
An engineer can inspect areas that are not accessible during normal user cleaning and check the condition and operation of the complete system.
